Logistics & Access
Do I need to be at the shoot?
Nope! In fact, 90% of our shoots are done via lockbox access. We are SentriKey™ and Supra authorized. Just provide the CBS code or One-Day code in the booking notes. We will let ourselves in, turn on lights, shoot, lock up securely, and text you when we are finished.
What if the home isn't ready when you arrive?
To maintain our 9 AM delivery guarantee for all clients, photographers shoot the home "as-is." We cannot move heavy furniture or clean for liability reasons. We highly recommend you send our "Seller Prep Guide" (included in your confirmation email) to the homeowners 24 hours before we arrive.
How far do you travel?
We cover the entire Twin Cities metro loop. Any listing within ~30 miles of downtown Minneapolis or St. Paul includes free travel. Listings outside this zone (e.g., Hudson, St. Cloud, Northfield) incur a modest mileage fee calculated at checkout.
Photos & Editing
What if it rains? (Blue Sky Guarantee)
This is Minnesota—we get it. We shoot interiors rain or shine. For exteriors, if it is grey or cloudy, we use Photoshop to replace the sky with a beautiful blue summer sky at no extra cost. If it is actively pouring rain, we can reschedule the exterior portion for the next available clear day.
Can you photoshop out a dumpster/car?
Our standard editing includes: Blue sky replacement, window clarity, TV screen replacement, and fireplace fire.

Advanced Item Removal (removing cars from driveways, decluttering counters, removing hoses) is available as an "Add-On" for $15/photo.
Do I own the copyrights?
You receive a permanent usage license to use the images for all marketing purposes associated with the sale of the property (MLS, Social Media, Flyers, Zillow, etc.). You can use them forever. We retain the copyright as the creators.
Payment & Delivery
When (and how) do I pay?
We don't ask for a credit card when you book. You pay only after the photos are edited and ready for delivery. When you receive the "Your Photos Are Ready" email, there will be a secure link to pay via Credit Card. Once paid, the download link unlocks instantly.
Can I cancel or reschedule?
Life happens in real estate. You can cancel or reschedule up to 24 hours before your appointment time with zero penalty. Cancellations within 24 hours may incur a $50 trip fee to compensate the photographer for the lost slot.
How fast is delivery?
9:00 AM Next Day. If we shoot on Monday, you have photos Tuesday morning. If we shoot Friday, you have them Saturday morning. (Sunday delivery is available for a small rush fee).
